                <text>In hedonic housing models, the spatial dimension of housing values are traditionally processed by the impact of neighborhood variables and accessibility variables. In this paper we show that spatial effects might remain once neighborhood effects and accessibility have been controlled for. We notably stress on three sides of neighborhood effects: social capital, social status and social externalities and consider the accessibility to the primary economic center as describing the urban spatial trend. Using spatial econometrics specifications of the hedonic equation, we estimate whether spatial effects impact the housing values. Our empirical case concerns the Metropolitan Area (MA) of Paris in France which is divided in 2 636 neighborhood areas. We estimate the housing price distribution from a sample of 21,000 apartments sold in 1999. Our empirical results highlight the lumpy distribution of unit price along the general decreasing spatial trend from the Central Business District once neighborhood effects have been introduced. More precisely, a spatial error model is estimated revealing a positive and significance spatial effects across housing values which extend beyond their neighborhood area. Social capital, social status and social externalities play local role and may positively or negatively impact the housing prices. We showed a positive impact of diversified building patterns but a negative impact of social mixity which is somewhat conflictual but which is in fact in line with many current questions about social segregation and spatial segregation in urban areas.</text>

                <text>In the last few years, the city of Padua, Italy has had a place in the media spotlight thanks to its "walls", urban barriers of different kinds, dimensions and purposes, the foremost example of which is the so-called "Via Anelli Wall". This essay means to contribute to the investigation of the "Padua Walls" phenomenon. By trying to move a step further from current debates on negative and positive features of the proliferation of "walls" in Europe and the world, it argues that such barriers - and the politics behind them - should be read as symptoms more than as solutions (regardless of their actual effectiveness as such). I propose an interpretive key for the "Padua Walls" phenomenon that treats them as signals of a lingering malaise (of which Padua is a case study but by no means the only example) that stems from the current devolution of concepts such as solidarity, belonging, community. By doing so, I address both the concreteness and materiality of such barriers and of their construction, and the representation that media have produced, in parallel, of them as processes and concepts. Particular attention is paid, in the blend of case studies and discussions that constitutes this article, to the juxtaposition of symbolic value and practical efficacy of the "Padua Walls", and its implications in the formation of societal rites and policy-making choices.</text>

                <text>A study of daily time allocation to travel and out-of-home activity is conducted across eight European cities over three countries: France (Lyon, Grenoble, Strasbourg and Rennes), Switzerland (Geneva, Bern and Zurich) and Belgium (Brussels), based on individual travel survey data collected between 1997 and 2006. The effects of socio-demographic, spatial context, transport availability and city-specific variables are investigated thanks to the Cox proportional hazard model. The results indicate that socio-demographic characteristics and city (or country) specific effect play a major role while residential density and proximity to high level road or public transport networks have a very limited impact on time budgets for travel and out-of-home activities.</text>

                <text>The use of the attributes of the central business district and several subcentres instead of the characteristics of all the land parcels or zones can be seen as a higher level of analysis in real estate valuation. However, old technological limitations on considering smaller territorial units are being successfully overcome. The question is whether or not we still need generalisation, i.e. to identify urban centres when modelling real estate prices, or whether it is preferable to operate at a lower spatial level. The application of the traditional approach of identifying centres is compared with an 'objective' centrality index and a 'subjective' accessibility index calculated for each zone. The purpose is to find out which of the three concepts best fits a regression model of apartment prices and provides the best prediction. Both global and geographically weighted ordinary least squares regressions are used as well as spatial lag and spatial error models. We conclude that if a model is spatially weighted or the spatial effects are controlled, it is not that important which of the concepts is applied. Nevertheless, in most cases the highest predictive capacity is obtained with duocentric models.</text>

                <text>En Uruguay, pays marqué par une faible densité de population, la relation ville-campagne repose, depuis la conquête, sur l'extraction de la richesse produite par l'activité agricole et sur la mobilité des habitants. Au cours du XXème siècle, les transformations de l'organisation du travail dans les exploitations agricoles ont favorisé la salarisation. Celle-ci a été accompagnée d'une précarisation de l'emploi touchant inégalement les salariés. Parmi eux, les journaliers ont été les plus affectés. Le gouvernement au pouvoir depuis 2005, plus sensible à la question de la pauvreté, se préoccupe de leur situation. La précarité se caractérise par la rotation de l'emploi et la circulation des travailleurs entre les exploitations. La particularité des journaliers uruguayens est de résider en ville, dans les quartiers périphériques. Loin d'être assimilée à un ajustement mécanique entre la localisation de la main-d'œuvre et celle de l'emploi, cette mobilité répond, d'une part, à des stratégies de recrutement et de gestion de la main-d'œuvre par les employeurs et, d'autre part, à une construction individuelle et familiale du mouvement par les journaliers. Cette thèse, qui s'inscrit dans les préoccupations actuelles sur la précarité et la géographie du mouvement, cherche à comprendre, à partir de l'étude des pratiques spatiales du quotidien des journaliers agricoles résidant dans deux villes du pays (Salto et Las Piedras), comment leurs mobilités professionnelles participent de leur territorialité et en quoi elles permettent de préciser les relations ville-campagne en Uruguay.</text>

C'est-à-dire de confronter les différents points de vue des acteurs qui se trouvent contextuellement engagés sur ce terrain afin de saisir les logiques de sens qui sont à l'oeuvre. Dans un premier temps nous exposerons la manière dont différents acteurs s'opposent au sujet de la définition de la culture et de la politique culturelle à Vaulx-en-Velin. Nous verrons que l'enjeu de ces conflits d'interprétation est la mise en ordre symbolique de la cité -comment se représente-t-elle dans son unité et sa diversité ? Dans quelle image choisit-elle de se reconnaître ? Dans un deuxième temps, nous verrons comment la politique qui a été menée dans le cadre de la Politique de la Ville, autour des "Cultures Urbaines" constitue une tentative de dépassement, sur le terrain culturel, d'une certaine conception de la laïcité. Nous analyserons enfin ce que cette expérimentation sur la voie d'une "politique de reconnaissance" a engendré au niveau local. Dans un double mouvement nous verrons ainsi comment la culture constitue aujourd'hui un espace symbolique sur lequel se renégocie de manière conflictuelle la définition de l'espace commun...</text>

                <text>Increase in energy efficiency and reduction of greenhouse gas emissions of buildings can be achieved through improvements made in the existing stock of buildings. Therefore, one of the objectives for incentive policies should be to promote environmental issues each time a rehabilitation process is engaged. Specific tools have to be developed for that purpose. In this paper, we present a 3D Geographical Information System (3D GIS) designed to evaluate the environmental properties of buildings envelopes, in order to assess their improvement potentials. The system offers a representation of the entities that compose the building, and its associated environmental data (solar data, energetic and sonic ones, architectural data, etc). These are obtained either by observation in situ or by simulation. The system facilitates data handling and data crossing to optimize analytical process. An evaluation of its functionalities is in progress in the city of Nantes (West of France).</text>

                <text>L'identité territoriale est souvent caractérisée par sa temporalité longue. Passant par des ancrages mémoriels requérant une présence sur la longue durée ou des transmissions culturelles s'effectuant sur le long terme, elle présente une relative inertie. Une inertie qui n'est pas d'ailleurs sans contribuer à des interprétations en termes de traditionalisme et de conservatisme, même si cette représentation a été infléchie dans la période récente notamment par les approches constructivistes qui en ont montré la dynamique. Les mutations rapides des territoires et des territorialités interpellent aujourd'hui ces différentes lectures : l'identité s'y oppose-t-elle, devient–elle obsolète dans ce contexte, ou bien s'ajuste-t-elle aux nouvelles configurations et comment ? Considérant les approches en termes de dynamique et de construction identitaires, nous faisons l'hypothèse d'un système de transformation qui effectue un double réagencement, des identités, et des organisations territoriales. Sur une durée courte, cet agencement passe par la médiation de l'action, action politique et d'aménagement en particulier. L'hypothèse conduit à examiner la dynamique du système identité/action/territoire et en particulier les processus de production et de modification des référents identitaires dans des situations de mutation et de recomposition des territoires.</text>
