Every 20 years since 1920, Madrid has undergone an urban planning cycle in which a city plan was prepared, adopted by law, and implemented by a new institution. This preparation-adoption-institutionalization sequence, along with the institution's structures and procedures, have persisted &amp;ndash; with some exceptions &amp;ndash; despite frequent upheavals in society. The planning institution itself played a lead role in maintaining continuity, traumatic history notwithstanding. Why and how was this the case?&lt;br /&gt;
&lt;br /&gt;
Madrid's planners, who had mostly trained as architects, invented new images for the city and metro region: images of urban space that were social constructs, the products of planning processes. These images were tools that coordinated planning and urban policy. In a complex, fragmented institutional milieu in which scores of organized interests competed in overlapping policy arenas, images were a cohesive force around which plans, policies, and investments were shaped.&lt;br /&gt;
&lt;br /&gt;
Planners in Madrid also used their images to build new institutions. Images began as city or metropolitan designs or as a metaphor capturing a new vision. New political regimes injected their principles and beliefs into the governing institution via images and metaphors. These images went a long way in constituting the new institution, and in helping realize each regime's goals.&lt;br /&gt;
&lt;br /&gt;
This empirically-based life cycle theory of institutional evolution suggests that the constitutional image sustaining the institution undergoes a change or is replaced by a new image, leading to a new or reformed institution. A life cycle typology of institutional transformation is formulated with four variables: type of change, stimulus for change, type of constitutional image, and outcome of the transformation.&lt;br /&gt;
&lt;br /&gt;
By linking the life cycle hypothesis with cognitive theories of image formation, and then situating their synthesis within a frame of cognition as a means of structuring the institution, this book arrives at a new theory of institutional evolution. The constitutional image represents the institution's ideology and precepts that are replicated over space and time via structures and processes. Changing the constitutional image in the minds of the institution's members yields a change in the institution.&lt;/div&gt;

Les &amp;eacute;lites que l&amp;rsquo;historiographie traditionnelle dit urbaines et les propri&amp;eacute;taires terriens nobles et seigneurs se c&amp;ocirc;toient en ville, s&amp;rsquo;y m&amp;ecirc;lent souvent et m&amp;egrave;nent un genre de vie qui, s&amp;rsquo;il les distingue les uns des autres, les rassemble aussi. Les rentiers du sol sont en ville dans une grande proportion : apr&amp;egrave;s le XIIe si&amp;egrave;cle, il n&amp;rsquo;y a plus, dans les &amp;eacute;lites, de carri&amp;egrave;re ni de vie sociale qui puisse &amp;eacute;viter la ville. Celles-ci ont cr&amp;eacute;&amp;eacute; l'actuelle ville de Kinshasa et ce, conform&amp;eacute;ment &amp;agrave; la logique des acteurs populaires et &amp;agrave; leur mod&amp;egrave;le &amp;eacute;conomique. Face &amp;agrave; ce constat, une pens&amp;eacute;e interrogative sur la mani&amp;egrave;re de produire la ville &amp;agrave; partir de l'&amp;eacute;conomie populaire s'est pr&amp;eacute;cis&amp;eacute;e. Les enjeux et cons&amp;eacute;quences d'une telle production de la ville ont constitu&amp;eacute; un d&amp;eacute;fi majeur du d&amp;eacute;veloppement du territoire.&lt;/div&gt;

Visant &amp;agrave; esquisser l'histoire sociale du d&amp;eacute;veloppement du territoire urbain &amp;agrave; travers l'&amp;eacute;volution des structures spatiales et les modes d'appropriation, d'habitation, d'exploitation, de communication et de gestion d'espace pour expliquer les pratiques de s&amp;eacute;curisation, la pr&amp;eacute;sente th&amp;egrave;se a tent&amp;eacute; d'&amp;eacute;clairer les conditions &amp;eacute;conomiques certes mais aussi solidaires, associatives, participatives... de ce d&amp;eacute;veloppement du territoire.&lt;/div&gt;
&lt;br /&gt;
La richesse des r&amp;eacute;sultats de deux enqu&amp;ecirc;tes de terrain obtenus au moyen des photographies, des r&amp;eacute;cits de vie, des interviews, des observations et des questionnaires constitue une mine d'informations sur non seulement l'habitat populaire et les m&amp;eacute;tiers dans trois quartiers d'&amp;eacute;tudes caract&amp;eacute;ris&amp;eacute;s par leur multifonctionnalit&amp;eacute; (habitat, activit&amp;eacute;s productives et r&amp;eacute;cr&amp;eacute;atives) mais aussi sur les pratiques spatiales et sociales &amp;agrave; travers lesquelles les acteurs populaires coproduisent leur territoire. Ces pratiques sont constituantes d'une r&amp;eacute;elle capacit&amp;eacute; d'organisation et de gestion d'un territoire qui doit amener &amp;agrave; repenser le r&amp;ocirc;le de ces acteurs dans l'&amp;eacute;laboration des politiques de d&amp;eacute;veloppement.&lt;/div&gt;

A travers une analyse clinique des pratiques de la production spatiale et sociale de la ville, cette th&amp;egrave;se montre combien le foncier et l'&amp;eacute;conomie populaire sont des facteurs importants de s&amp;eacute;curisation pour les acteurs populaires.&lt;/div&gt;
